We guarantee you a lower mortgage rate than ANY domestic bank. Shop and Compare. If you find a better mortgage rate we'll match it or give you $200.


  1. The “Closes On Time” Guarantee

Your time is valuable. We guarantee you will have your home loan closed on time so you can move into the warmth and comfort of your new home as planned. If we ever fail to meet your closing date, we will pay you $200. Don’t settle for sub-par service or benefits. Get your home loan done quickly and without the headaches.

  1. Your Call Returned In Four Hours” Guarantee

If you call and leave a message asking for a return phone call, we will return that call within 4 business hours. If we fail to meet this high standard, we will pay you $200 after your loan closes.

  1. 100% Service Satisfaction” Guarantee

Your satisfaction is of the utmost importance to us. We feel that you should be COMPLETELY satisfied. If we do not meet your expectations for first class service, we will pay you $200 after the closing of your loan. You be the judge! This is based only on the honour system and we trust you. We only ask that you fill out a feedback form that details how we failed to meet your expectations so that we can improve our service in the future.


Conditions:

All guarantees must meet the following conditions:

  1. Your loan must close through Rout & Associates Mortgages.

  2. The mortgage amount closing must be equal to or greater than $200,000.00

  3. All documents Jeff Rout requests from the client must be delivered to him within 24 hours.

  4. This guarantee is only valid for loans applications that both originated and closed between November 1 and December 31, 2018

The “Update Every Two Days” guarantee only applies during the loan approval process. Once the loan is approved this guarantee will be considered fulfilled. During the approval process this guarantee will not be eligible if the client does not respond to the previous contact.

The Bank Can’t Beat This Rate” guarantee only applies to Schedule 1 Canadian Banks. To be eligible, the mortgage offered by the bank must be a similar mortgage product. A similar mortgage product must have the same subject property, term, pre-payment privileges, loan amount and same or lower costs. We will meet or match any domestic banks equivalent APR on a similar mortgage or pay you $200, at our option. You must have a completed application with all documentation provided before this is eligible. "). To receive the rate match, you must deliver the competitive mortgage Good Faith Estimate and proof of product similarity to Jeff Rout within seven days of the application date with Jeff Rout. The competitor’s Good Faith Estimate and proof of product similarity must be dated the same or no more than seven days later than the original application date with Jeff Rout. Rout & Associates Mortgages reserves the right to verify that the other lender's offer is accurate.

The “Closes On Time” Guarantee is only valid with the following conditions:

  1. Client must provide Jeff Rout all documentation and information requested within 24 hours of request.

  1. Be responsive to all 3rd party provider requests for information. With all requests for information responded to within 24 hours.

  2. All third party inspections, appraisals or other services must be completed and delivered to Jeff Rout in 48 hours


  1. Provide a copy of the sale contract and the name of the seller and/or selling agent within 24 hours of application.

  1. Provide us with the name and contact information of your buyers' agent, if applicable.

  1. Sell your existing home before the closing date and time, if stipulated in your loan approval.

  1. Loan application must have final underwriting** approval from the lender.

  1. Appraisal appointment must be scheduled within 24 hours of initial contact by appraiser.

  1. Closing date must be at least 30 days from rate lock date or application submission date.

  1. Property must appraise at or above the sale or stated price.

  2. The Mortgage documents must be signed with a solicitor at least 7 business days before closing.

  1. Closing dates extended due to a delay from any third parties are ineligible.


The “100% Service Satisfaction” Guarantee must be disclosed before the signing of the mortgage commitment. Any statement after this time will not be eligible for this guarantee.
